Complete gevelrenovatie in Essen, België: eerst het vochtprobleem oplossen, daarna de gevel afwerken

Een gevelrenovatie begint niet met verf. Een duurzame gevelrenovatie begint met het vaststellen en oplossen van de oorzaak van vochtproblemen. Dat was ook het uitgangspunt bij deze woning, waar de bewoners te maken hadden met vochtuitslag op de buitenmuren.

Bij HerVaàM Groep kijken we bij gevelwerken daarom verder dan het zichtbare probleem. Voordat we een gevel reinigen, schilderen of afwerken, controleren we eerst de toestand van de gevel en zoeken we naar mogelijke oorzaken van vocht, schade of veroudering.

Van vochtprobleem naar gezonde gevel

Het renovatietraject van deze woning startte al enkele jaren geleden. De bewoners merkten dat de buitenmuren op verschillende plaatsen vochtig uitsloegen.

In plaats van het probleem simpelweg te overschilderen, hebben we eerst onderzocht waar het vocht vandaan kwam. Daarbij werden verschillende gerichte werkzaamheden uitgevoerd:

- aanpassingen en herstellingen rond de schoorsteen;

- lokaal herstel van beschadigd voegwerk;

- optimalisatie van de spouwventilatie;

- controle van de gevel voordat de definitieve afwerking werd uitgevoerd.

Pas nadat het vochtprobleem structureel was aangepakt, zijn we gestart met de gevelrenovatie en de nieuwe afwerking. Gevelrenovatie van drie gevels

Voor deze woning werden drie gevels volledig voorbereid en afgewerkt. Daarbij werd gekozen voor een duurzame, dampopen afwerking op basis van kurkverf.

Een goed eindresultaat begint met een correcte voorbereiding. We plaatsten de nodige stellingen en beschermden ramen, deuren en andere kwetsbare delen van de woning zorgvuldig. 2. Zachte gevelreiniging met heet water

De gevels werden gereinigd met heet water onder aangepaste druk. Hierdoor konden vuil, aanslag en andere onzuiverheden worden verwijderd zonder de ondergrond onnodig te beschadigen.

Bij gevelreiniging is de juiste druk belangrijk. Te agressief reinigen kan bestaande bakstenen of voegen beschadigen. Daarom wordt de reinigingsmethode afgestemd op de toestand en het type gevel. 3. Herstellingen en detailafwerking

Na de reiniging werd de gevel opnieuw gecontroleerd. Obstakels werden verwijderd en waar nodig werden de laatste kleine herstellingen uitgevoerd.

Ook oude en versleten siliconenvoegen rond ramen en deuren werden verwijderd en vervangen. Deze details zijn belangrijk omdat een gevelrenovatie niet alleen om het grote oppervlak draait, maar ook om aansluitingen en kwetsbare bouwdetails. 4. Primer en ademende kurkverf

Na de voorbereidende werkzaamheden werd een fixeerlaag, Suber Fix primer aangebracht.

Daarna werd de gevel afgewerkt met Suberpaint kurkverf van Liquid-Kurk, een dampopen gevelafwerking op basis van kurk. De verf werd ambachtelijk aangebracht met rol en borstel om een gelijkmatige en verzorgde structuur te verkrijgen. 5. Nette oplevering

Na de werkzaamheden werd de werf volledig opgeruimd en netjes achtergelaten. Een gevelrenovatie is pas klaar wanneer niet alleen de gevel, maar ook de werkomgeving correct wordt opgeleverd. Het resultaat: een vernieuwde én technisch aangepakte gevel

Het resultaat is een strakke, moderne gevel met een duurzame en ademende afwerking. Belangrijker nog: de renovatie werd pas uitgevoerd nadat de onderliggende vochtproblematiek was aangepakt.

Dat is voor ons de juiste volgorde:

eerst de oorzaak onderzoeken → noodzakelijke herstellingen uitvoeren → gevel voorbereiden → reinigen → primer aanbrengen → afwerken.
